1.) The first thing it depends on is your current income/expense ratio, if you're already losing anywhere from 1000-2500 a day on expanses before the caravan or workshop I'd say it isn't worth spending the gold to get them, because they won't make enough individually to see any difference in your income. 2.)

Mount & Blade II: Bannerlord. Making enough passive income impossible. I have 3 workshops making max 200 a piece. One caravan which is another 200, but I lose 600 a day. My party, a small 30 man party and a large garrison in a castle of about 220 men. The castle is making no money, because the trust is too low and gaining trust takes forever.

I changed their production to smithy, and still - they produce zero income for months now. Are they bugged?
I also put a wool workshop in poros and it made nearly nothing. Put a Pottery in Phycaon which has only one clay resource nearby makes between 400- 500 denars. Just no idea how its worked out atm. Rather than build a 2nd workshop i just went with a caravan which took a while to get going to make a profit but was worth it in the end.
For workshops, try changing them to tanners. They seems to be the one with the most consistent income. All of my workshops produce 300 or more and they're just all tanners. This, you don’t need to give them leather and even in the worst city’s Ill still make 250+ a day. This worked until the new patch.
Want a brewery? Make sure the town has a village (or, better, villages) producing grain. Want a jeweler? Make sure there's a village producing silver ore. And so on and so forth. Every workshop has a product it needs to produce its own. If the towns villages don't produce what the workshop needs, it won't make anything, thus won't make money.
